The seller has non-operated working interest (WI) in 15,000+ acres inside a 58,400 acre area of mutual interest (AMI) with a publicly traded independent operating company. Objective: The target is the Woodbine Formation surrounding the OSR-Halliday Field in Madison and Leon Counties, Texas. There have been 8 successful HZ wells drilled in the area and more than 80 successful wells drilled in the HZ Woodbine in Madison and Leon Counties, Texas. The OSR-Halliday Field has produced 15,000,000 BO since the 1960's. The project will produce undrilled oil reserves around the old area. Included in the sale are two horizontally drilled and fractured producers in this oil-bearing strata. Two Producing Wells: The first, a 10% WI well, the WC Bullard A1H has produced 54,376 BO and is producing 263 BOPD and 1,144 MCFGPD. Volumetric analysis indicates this well will produce 520,000 BO and 654 MMCFG. The second well, a 10% after payout (APO) well, the Mcvey A 2H has produced 20,549 BO and is producing 135 BOPD and 137 MCFGPD. Volumetric analysis indicates it will produce 449,000 BO and 709 MMCFG. It is expected to payout in Q2, 2014. The seller has 10% APO in the next well drilled in the AMI. It is expected to be an offset between Bullard and Mcvey. The AMI leases will have varying NRIs ranging from 75% NRI to 82% NRI . Development: Wells are planned for a True vertical Depth of 8,500' with 13,500' to 15,500' Measured Depth. These wells are expected to cost $6 to $7 million to drill and complete or $406,250 to $437,500 to the 6.25% WI. EURs are 300 MBO to 525 MBO. Within the AMI, The Seller expects to participate in up to 36 wells at a cost of approximately $15,750,000. This participation is expected to generate reserves of 820 MBO to 1,250 MBO with its associated gas net to the 6.25% Working Interest. AMI Agreement: Under the AMI agreement and JOA, The Seller has 10% WI in the first three AMI wells, then The Seller has a well-by-well election to participate in each subsequent well at ground floor cost for 6 .25% WI. There are more than 15,000 acres leased inside the AMI. Terms: The seller is selling its OSR-Halliday AMI rights for $3,325,000 with an effective date of April 1, 2012 . MARCH 2012 UPDATE!! Ultra Petroleum who has ~100,000 acres in El Paso County will be begin drilling in March 2012. Ultra has 5 approved well permits in the area and has applied for more. Hilcorp has applied for (4)four permits in El Paso County.The well locations are in eastern El Paso County, one northwest of Highway 94 and Peyton Highway, the second permit is about 5 miles South. Conoco-Phillips has filed 2 recent permits targetting the Niobrara near the Lowry Bombing Range in Arapahoe County. Grimm #34-4H (5-005-07179) and Tebo 32-3H(5-005-07178). ---- Most of the acreage lies ~20 miles directly south of the recent Conocophillips purchase of the Lowry Bombing Range for ~$6,500/acre. This position is also near the ConochoPhillips & Lario O&G Transaction where deal value dictates ~$4,000-$5,000/acre. Also, Anadarko has a large postion of acreage to north near the bombing range and is currently flowing back and flaring a test well. Results are expected to be good as Anadarko has permitted an offset. Southwestern also recently announced an acquisiton of ~238,000 acres in the DJ in Eastern Colorado.
